Each client’s loan transaction is unique. Certainly there are similar steps gathering information, however, how we act on it shows you how we are different. There are ‘must dos’ in every application. We must always have a 2 year history of residence and employment, even if you were a student, we need to know. To verify income and liquid assets we must have the addresses and phone numbers of employers and the addresses and account numbers from each financial institution. If you are self-employed, we are going to require additional information such as the last 2 years tax returns, an unaudited P&L from your accountant and a business license, if you don’t need a license, a letter from your CPA will suffice.
Once we have your loan approved through the automated underwriting system, we work with the lender to meet all conditions required for approval. We order appraisal, work with the title company and set the timeline to close your loan on time, every time. How do we do this? Our experience has taught us there are no shortcuts to success.
